The one price this business publishes is verified, specific and seasonal. It covers a Christmas install and teardown. It is not a permanent-lighting number, and stretching it to cover one would be a lie by adjacency.
A permanent system is bought once and priced off your house: measured footage, how many elevations, how high, where the power is, how the roof is reached. Until somebody has measured that, any figure printed here would be decoration. What follows is every input that moves the number, so that when you are handed a quote — ours or anyone else's — you can read it instead of trusting it.

Why linear feet is the honest unit
A permanent system is mostly a length of roofline and the labour of getting a straight, evenly spaced run onto it. Two houses with identical square footage can be forty feet apart in lit roofline, because one has a simple gable and the other has three dormers and a wing.
So the unit that predicts the work is measured linear feet across the elevations you actually want lit. Not bedrooms, not square footage, not the number in the listing. Anyone quoting a permanent system off a photograph is quoting a guess with a confident voice.
Six things that move the number
None of these carry a number on this page. Each one is something we measure on your house, and something you can ask any installer to justify on theirs.

The method: take the permanent quote you are given — from us or from anyone else — and divide it by what you spend, or would spend, on seasonal lighting each year. That is how many years the permanent system takes to draw level. It is arithmetic you can do on your phone in the driveway, and it beats any payback period we could assert, because it uses your house and your numbers instead of a national average we cannot source.
Two honest caveats, both of which the division ignores. A permanent system is also on for the ordinary three hundred nights that have nothing to do with a holiday. And it stays with the house when you sell it, which is not money back in your pocket but is not nothing either.
Why there is no calculator here
A cost calculator belongs on this page. It is not here yet because the pricing model behind it has not been supplied, and a calculator built on invented coefficients is worse than no calculator at all — it launders a guess into a number people plan around.
What is in the quote, and what is not

- Measurement of every elevation and the layout decisions that follow from it
- Modules and runs cut to your rooflines, with spacing set before the first one is seated
- Surface preparation and mounting, mechanically fastened where the surface allows it
- Cable routing and fixing, kept out of the sight lines
- Controller siting and power termination at a suitable existing circuit
- Scene setup with you, on site, before we leave
Not in the quote
- New circuits, outlets or any other licensed electrical work
- Soffit, fascia or gutter repair the run cannot be mounted over
- Roof work, and anything structural that only becomes visible once we are up there
- Seasonal decoration — trees, wreaths, garland — which is a separate scope on a separate schedule
Anything in the second column that turns up mid-job is a phone call before it is done, never a line on the final invoice.
What it costs after install day
Three questions come up every time: electricity, the app, and what happens when something breaks.
Electricity: LED draw across a roofline run is low. We will give you the actual figure for the system specified on your house rather than asking you to accept the word negligible.
The app: control is part of the system you bought, not a subscription we sell you.
Failure: this is the one we will not hand-wave. What is covered, by whom, for how long, and what a service visit involves belongs in writing on your quote. Ask for it. If any installer will not put it there, that tells you something.
What we will not quote over the phone
A permanent system on a house nobody has measured. We will happily talk through the drivers, tell you which of them your house is likely to be heavy on, and tell you honestly whether you sound like the top or the bottom of the range. What we will not do is put a figure on an unmeasured roofline, because the only way to make that figure safe is to pad it, and then you are paying for the padding.
Cost questions, answered
- Why will you not publish a starting price for permanent lighting?
- Because we publish the seasonal floor and mean it, and we are not prepared to put up a permanent number we would have to walk back in your driveway. When there is a figure we can stand behind for every house it applies to, it goes on this page.
- Is permanent lighting cheaper than paying for Christmas lights every year?
- Eventually, and how soon depends entirely on your quote and your annual spend. Do the division rather than trusting anyone's payback claim, including ours.
- Does the $800 floor apply to permanent lighting?
- No. That number covers Christmas install and teardown. Permanent lighting is a one-time system, quoted after measurement, and the two should never be compared as if they were the same purchase.
- Will I need to pay an electrician on top?
- Only if there is no suitable exterior circuit where the run has to end. It is one of the first things checked, so you will know early rather than on install day.
- Does a permanent system add value to the house?
- People buy it because they want to stop climbing ladders and because the house looks better lit every night of the year. We are not going to make a valuation claim we cannot support.
